Tom Livelli

Tom Livelli serves as Partner and Head of Living Strategies, Europe, for EQT Real Estate, where he leads the firm's pan-European investment strategy across residential real estate — spanning build-to-rent, purpose-built student accommodation, assisted living, and self-storage. He serves as Portfolio Manager for EQT Real Estate II, a €1.1 billion fund investing across living strategies and light industrial assets in seven European markets, and sits on the firm's European Living Investment Committee. Based in Madrid, Tom's work spans the full breadth of EQT Real Estate's European living platform, from sourcing and underwriting through asset management, portfolio strategy, and exit. He is a board member of Stendörren Fastigheter, a Swedish listed real estate company and key holding within the EQT Real Estate portfolio, and serves on EQT Real Estate's global Management Group, the governing body for the firm's real estate business worldwide. Tom serves as one of EQT Real Estate's AI Champions, leading the integration of artificial intelligence and data analytics into the investment and asset management process. He was instrumental in the development of Hard Hat, EQT Real Estate's proprietary analytics platform, which applies machine learning and alternative data to underwriting, market analysis, and portfolio monitoring — reflecting a broader conviction that technology-enabled investing is a structural advantage in real estate private equity. Prior to joining EQT Real Estate, Tom was Senior Managing Director at Greystar, where he founded and scaled the firm's South American platform with a primary focus on Chile and Brazil, building institutional residential infrastructure in markets with little precedent for large-scale, purpose-built rental housing. Before that, he held a development-focused role at Clark Realty Capital in the United States. Earlier in his career, Tom held FINRA Series 7, 63, and 24 licenses and served as the sole principal of a registered broker-dealer. Tom holds an AB in Environmental Science and Public Policy with Honors from Harvard University and an MBA from Stanford Graduate School of Business.
